With over 20 years of experience managing capital assets, Timothy J. Shafer has earned his stripes in the property management industry. He graduated from Indiana University with a B.S. of Accounting and has since earned several certifications, including:

  • Certified Public Accounting (CPA)
  • Housing Credit Certified Profession (HCCP)
  • National Compliance Professional – Executive (NCP-E)

Karen K. Beard

CAPS, HCCP, SCS – Director of Compliance

Working in real estate management for more than 10 years, Karen K. Beard leads our compliance team for Section 42, Section 8, market rate, and student housing compliance. Her achievements include:

  • Certified Apartment Portfolio Supervisor (CAPS)
  • Housing Credit Certified Profession (HCCP)
  • Site Compliance Specialist (SCS)
  • HI Management Employee of the Year Award

Thomas C. Whetsel

Director of Maintenance

Thomas Whetsel has 30 plus years’ experience in the maintenance and HVAC world. As Director of Maintenance, he is responsible for our maintenance team and all related activities in our portfolio. His achievements include:

  • North American Technical Excellence Certification (NATE)
  • Member of the Refrigerant Service Engineering Society (RSES)
  • HVAC Journeyman Card
  • Certified in Chemical Management

Amber R. Swain

Director of Accounting

Amber has been working in accounting, auditing, and tax preparation for more than 10 years. As Director of Accounting, she heads our accounting team and takes charge of all accounting training for new personnel across our portfolio. Amber also oversees the preparation of all accounting, tax, and financial reporting as well as processing accounts payables, asset monitoring, and more.
